There are several key phases of work that take place as each project moves from inception to completion, and together we will pass through several milestone moments as we head towards the ultimate goal.

Decisions are not all made at once, but rather over the whole life cycle of the project. Each phase takes time, and communication is key throughout. Below we outline the core phases of each project.

Concepts

During the concept phase, we’ll meet face-to-face to take a walk around the property, get a sense of your goals, and have a chat about the feasibility of the project. Once we’ve gathered all the necessary information and got a clear sense of your “wish list”, we’ll offer you a range of options and informed advice in the form of a brief.

Based on our conversation, we’ll develop one or more design ideas which you’ll then be invited to review and comment on. We’ll outline likely building costs, necessary permissions, time scales, and any further relevant details.

Planning

After the concept is confirmed, we’ll move into the more detailed planning phase. In this phase, we’ll determine a more specific budget and timeline, work through the permissions process, and identify any additional craftsmen required to complete the project.

At this stage, we look at all the potential building configurations and investigate the options to determine the general layout and direction of your project.

Detailed Design

The detailed design phase is the most critical part of the process. After all approvals are in place, it’s time for our initial concepts become more concrete. During this phase, we’ll prepare comprehensive designs and an in-depth schedule of works for the project.

Once the broad spatial designs are created, we’ll discuss extra elements that might enhance your space. PSAO also designs bespoke joinery and interior design elements. At the end of this phase, we’ll arrive at a final version of the project, which can then be handed over to contractors.

Construction

Throughout the construction phase, PSAO administers your contract with the builder, carries out inspections, monitors progress, deals with queries and ensures the process is running smoothly.

At times, new design opportunities may present themselves throughout the construction process. If necessary, the design can continue to evolve as the construction is underway.

In-Use

This is the most exciting phase, when a client is able to begin using the new space.

Now is the time for post-project review, evaluation and assessment. During this phase, we’ll assess the project as a whole and may ask for feedback on your experience.
